Terms of Use and Service Provision

Last updated: June 2026

These Terms of Use constitute a legally binding agreement between the sole proprietorship under the name "Anastasios Sounapoglou", with the distinctive title "FOYERHOST", VAT No. 161306780 and headquarters in Makrochori, Imathia (70 Aristotelous St.) (hereinafter "Company", "We", "Foyerhost") and the customer (hereinafter "Owner", "Manager", "You") who uses our services. The regulatory framework of this contract is governed and interpreted in accordance with the provisions of Articles 173, 200, 281, 288, and 361 of the Greek Civil Code (AK). The creation of an account and the use of the services constitutes unconditional acceptance of these terms.

1. Object of Services (SaaS & Hybrid Model)

Foyerhost provides software as a service (SaaS) and operational mediation for the management of short-term rental properties. The Service integrates third-party tools (Channex, PriceLabs) and includes automated guest communication and coordination of external partners (cleaning, maintenance). Foyerhost is not a real estate agency, travel agency, or a party to any rental agreement between the Owner and the guest.

2. Subscriptions, Payments & Cancellation Policy

Pricing

The Service is provided at a fixed, single monthly subscription of one hundred and fourty-nine euros plus VAT (€149 + VAT) per accommodation, regardless of the type, size, or capacity of the property (e.g., apartment, villa). Foyerhost does not charge commissions or percentages on bookings.

Payments & Chargebacks

Charges are executed automatically on a monthly subscription basis via Stripe. The Owner is solely responsible for covering any transaction disputes (chargebacks) arising from guests, as well as the associated bank management fees.

Cancellation

The Owner may cancel their subscription at any time, without prior notice. Upon cancellation, access to the software and the provision of services is immediately terminated, with no obligation for a refund for the current month.

3. Intellectual Property & Licensing

Foyerhost Rights

The platform, code, design, and Artificial Intelligence systems are the exclusive intellectual property of Foyerhost. Decompiling, copying, or reselling them is strictly prohibited.

Content License and Processing

The Owner grants Foyerhost a non-exclusive, worldwide, and royalty-free license to use, reproduce, display, modify, process (e.g., cropping, resizing/lighting changes), and create derivative works of their content (property photos, videos, texts/descriptions, logos). This license is provided for the purpose of optimizing, posting, and promoting the accommodations across various distribution channels.

Copyright Warranty

The Owner responsibly declares and guarantees that they hold the full and lawful copyrights (or the necessary written permission) for all photographic or audiovisual material uploaded or delivered to Foyerhost. In the event of claims raised by third parties (e.g., professional photographers) for copyright infringement, Foyerhost is fully exempted, and the Owner assumes full responsibility and financial compensation.

4. Data Protection (GDPR)

Within the framework of personal data protection legislation, the Owner acts as the "Data Controller" of their guests' data. Foyerhost acts strictly as the "Data Processor", processing the data in accordance with the Owner's instructions and our separate Privacy Policy .

5. Regulatory & Tax Compliance

Responsibility for Legality

The Owner bears the exclusive, full, and complete responsibility for the legality of their property and its compliance with the applicable National, European, or international legislation of the jurisdiction in which it is located.

Exemption of Foyerhost's Liability

Foyerhost operates exclusively as a technology provider. Any automation or facilitation provided for the declaration of fees (e.g., Stay Tax) or data to state authorities (e.g., Police) is executed as a technical instruction from the Owner. Foyerhost is expressly and fully exempted from any civil, criminal, or administrative liability.

Data Export for Accounting Use

Foyerhost does not provide direct accounting support services, issuance of tax documents (invoices / receipts), or submission of short-term rental declarations. The platform facilitates the Owner by providing the ability to export booking data, which can be delivered to their external accountant or tax advisor. Foyerhost is expressly and fully exempted from any liability for tax compliance, which rests solely with the Owner.

6. Limits of Liability & Operations Management

Guest Legal Claims

Should any guest, their companion, or a third party decide to take legal or extrajudicial action, or raise any civil or criminal claim for any reason during or after their stay, Foyerhost bears absolutely no responsibility. The Owner is solely and entirely responsible for addressing and settling said dispute.

Damages & Cleanliness

Foyerhost bears absolutely no responsibility for thefts, damages, vandalism, property damages, or for the quality/omissions of cleaning services by third parties.

Automated Communication (AI) / Access Systems

Foyerhost is exempt from any liability for technical malfunctions, burglary, code leaks, or hardware failure in access systems (smart locks, lockboxes, alarms). The Owner is solely responsible for the smooth operation and security of their property.

Automated Communication (AI) / Support

The support service operates primarily through Artificial Intelligence. Due to the inherent limitations of the technology (AI Hallucinations), Foyerhost does not guarantee the absolute correctness of the answers and bears no responsibility for direct/indirect losses, negative reviews, cancellations, or incorrect commitments to the guest that may arise from the AI system.

Technicians & Maintenance

Foyerhost's role in cases of damages/faults is strictly limited to coordinating/calling external technicians (e.g., locksmith, plumber). Foyerhost bears no responsibility for the quality of their work, the risk of further damage/accident, or their remuneration.

Third-Party Platforms & Interventions

Foyerhost bears no responsibility for technical failures, loss of revenue, downtime, or system errors of third parties (Channex, PriceLabs, Stripe, Airbnb, Booking.com). Furthermore, if the Owner manually intervenes in the software or channels causing an error (e.g., double booking, incorrect price), the responsibility lies 100% with them.

7. Indemnification

The Owner expressly waives any claim against Foyerhost, its executives, employees, and partners, and agrees to intervene in favor of Foyerhost in any trial and to indemnify and fully hold it harmless from any damage, loss, fine, or legal expense (including reasonable attorney's fees) arising from:

  • (a) breach of these Terms by the Owner,
  • (b) violation of any law or third-party right, and
  • (c) any dispute, accident, or claim arising between the Owner and their guests, cleaning partners, or external technicians.

8. Limitation of Liability Cap

To the maximum extent permitted by applicable law, Foyerhost, its suppliers, and partners are not liable for any positive or consequential damages (direct, indirect, incidental) (including loss of profits or data). In any case, the total and maximum civil liability of Foyerhost for any claim related to this contract shall not exceed the total amount of three hundred eighty-seven euros (€387), which corresponds to the subscriptions paid by the Owner to Foyerhost during the three (3) months preceding the event that gave rise to the claim.

9. Force Majeure

Foyerhost is not responsible for any delay or failure to fulfill its obligations due to events beyond its reasonable control, including, but not limited to: natural disasters, war, terrorism, pandemics, strikes, telecommunications outages, cyberattacks, or broader internet infrastructure downtime (cloud/servers).

10. Final Provisions

Severability

The invalidity of any individual provision of these Terms, as determined by a competent court, does not render the entirety of the Terms herein invalid.

Modifications

Foyerhost reserves the right to modify these Terms at any time. Continued use of the Services after the notification of modification constitutes acceptance of the new Terms.

Applicable Law & Jurisdiction

These Terms are governed by Greek Law. For any dispute related to the interpretation or execution hereof, the courts of Athens, Greece, are designated as exclusively competent.
